Developer Southern Rock wants to build six townhouses and two maisonettes between properties 76 and 78 in Brighton Road, Lancing.
Adur and Worthing Councils have now approved the four-storey development.
The townhouses will each have three or four bedrooms, while the two maisonettes will each have three.
The front of the homes will look out on to Brighton Road and the back gardens will face the beach.

The townhouses will have garages, which will allow for one indoor and one outdoor parking space per house, while the maisonettes will each have one space.
This means there will be 14 parking spaces across the entire development.
The plans also include ground-level secure cycle storage spaces to accommodate at least two bikes for each household.
Separate plans for six houses on the site were approved in 2019, however this was never carried out.
Southern Rock said the development will “contribute positively” to local plan housing targets, especially as the proposed homes are “family sized”.
It said the development will have a “high-quality architectural design” and have “no adverse impact” on local amenities.
