The proposal, brought forward by Tribe Yoga, seeks to change the use of 179 and 185 Dumbarton Road in the Partick area from Class 1A retail to Class 11 (assembly and leisure), to accommodate Glasgow’s first branch of the established Edinburgh-based wellness brand.

G.D. Lodge Architects LLP prepared the planning statement on behalf of Tribe Yoga.

The unit, part of the mixed-use West 11 development, sits beneath residential apartments and was most recently occupied by Ximi Vogue, a retailer of branded products and limited foodstuffs.

The retail space was formed by combining two previously separate units in 2022.

Tribe Yoga’s proposal includes internal reconfiguration to create a reception area, changing and shower facilities, a dedicated yoga studio, and back-of-house areas such as office space and plant rooms.

No major external alterations are planned, apart from adjustments to existing rear ventilation grills.

The main entrance will remain on Dumbarton Road, with rear access retained for servicing.

The planning statement highlights the application’s alignment with a range of planning policies.

The proposed studio would be Tribe Yoga’s first location in Glasgow, expanding a network that currently includes five studios in Edinburgh and two in London.

Founded in 2015, Tribe Yoga is known for offering a mix of yoga, Pilates, and spin classes in a “low-impact, wellness-focused” environment.

The business model centres on pre-booked attendance, which helps manage footfall and minimise disruption to neighbouring properties.

The planning statement notes that in ten years of trading, Tribe Yoga has not received complaints regarding noise or disruption at any of its locations.

The report also references declining retail occupancy in high street locations, arguing that the change of use supports both local and national policy aims to revitalise town centres and promote healthy lifestyles.

The West 11 development, completed in 2008, was originally designed for a mix of commercial uses at ground-floor level, including retail, financial services, restaurants, and leisure facilities.

G.D. Lodge Architects said: “The proposed Class 11 use (yoga studio) is compatible with the aim of making the city an appealing place to live, work and visit.”

The firm also notes that another Class 11 gym is already operating nearby at 205 Dumbarton Road, and that “the additional commercial leisure offering increases the potential for healthy lifestyles in the area and meets the demands of stakeholders and residents in and around Partick.”

Operating hours are proposed as 6.30am to 9pm, seven days a week, with a maximum capacity of 49 people, including the instructor.

Sessions would last between 45 and 60 minutes and would be available by pre-booking only—meaning no walk-ins or casual use.

Tribe Yoga reports that more than 90% of visitors to its Edinburgh studios travel on foot or by public transport.

The planning statement underscores the suitability of the Partick location, which is well-connected by bus, train, and subway, and designed to serve the local population as well as the nearby university community.

The report concludes that the proposed use supports the reactivation of a vacant unit and is fully compatible with city centre planning guidelines.

The application is now under consideration by Glasgow City Council.
