Brighton Lions Housing Society has proposed building a block containing six flats at Lions Court, Manor Gardens, near to the Royal Sussex County Hospital in Brighton.

The charity has said the proposed new building is intended to be a sustainable and affordable rental development, making use of a brownfield site.

However, many residents have shared their objections with one person slamming the proposal as a “gross over development of the site”.

The former sub-station which was demolished recently (Image: Google) One resident, who wished to remain anonymous, told The Argus: “We feel like the plans completely ignore the people who would live right next to this development. The proposal is huge, it will be twice the size of the building there.

“We are going to get a year or more of disturbance. I don’t get the sense that they have taken us into account.”

Another resident, who also wished to remain anonymous, echoed these feelings.

“There is largely a lot of elderly people living nearby. This proposed development will mean at least nine months of disruption.”

The application, submitted to Brighton and Hove City Council, states: “The site has been out of use for several years and therefore creates an excellent opportunity to redevelop into much-needed additional social housing for Brighton Lions Housing Society, on an excellent brownfield site.

Brighton Lions Housing Society considers the submitted application to be well-designed and a positive contribution to its stock of residential units, providing affordable homes for rent from a registered social housing provider.

On the council’s planning portal, the application has also received a number of public comments.

One comment said: “The proposed building is almost twice the volume of the previous building.

“This is gross over development of the site. No consideration seems to have been given to the existing residents, most of whom are elderly.”

“The proposed plans will cause a significant disruption and have a detrimental impact on the quality of life of residents at Lions Court. The development is very large compared to what was there before.

“The levels of noise, dust and general disturbance will impact negatively on people’s health, well-being and general enjoyment of their homes.”

One resident praised the proposal. They said: “Looks to be a well-designed and good use of a previously derelict and dangerous building.

“Additional housing in the area is most welcomed especially when a quality addition that makes use of a brown field site.”

Brighton Lions Housing Society currently manages around 136 flats for people aged over 55 in various locations across Brighton and Hove.

The society held a consultation event for the planning proposal on September 30, 2024 which was attended by about 15 local residents.

The event was advertised through letters to existing residents at Lions Court and all adjoining neighbours to the site.

The plans can be viewed on the council website using the reference BH2025/01123.
