Changes in the way lenders stress test borrowers could increase first-time buyer transactions by up to 24% over the next five years, according to the latest analysis from property firm Savills. Following a change in Bank of England guidance in March, lenders are no longer required to stress test borrowers at the Standard Variable Rate plus 1% (if borrowers take on a fix of less than 5 years). The number of mortgages approved by UK lenders for home purchases fell in April as demand cooled following the end of the stamp duty tax break. According to the latest figures from the Bank of England, net residential mortgage approvals dropped for the third consecutive month, declining by 3,100 to 60,500. In contrast, remortgaging activity picked up, with approvals for switching to a new lender rising by 1,600 to 35,300 in April, following a similar increase the previous month, according to the BoE’s Money and Credit report.
