Bristol has the highest concentration of Japanese knotweed in England, according to figures released by invasive plant specialist Environet. The firm’s latest data shows Bristol recording 33.91 incidences of knotweed per square mile – well above any other region in the country. Other areas with high concentrations include Merseyside (11.87 incidences per square mile), Greater London (7.74) and Lancashire (7.25). The findings are based on over 100,000 verified sightings from the public, with data regularly updated through Environet’s online tracker. The college near Lewes has said the UK’s first level 3 lead baker apprenticeship will see students undergo advanced technical baking training, whilst also learning leadership and management skills. Recent changes to stamp duty have placed further pressure on first-time buyers, with almost half needing 90% or higher loan-to-value mortgages, according to figures from adviser tech firm Twenty7tec. Under the new rules introduced from 1 April 2025, the nil-rate threshold for first-time buyers fell from £425,000 to £300,000. Purchases between £300,001 and £500,000 now attract a 5% charge, while relief above £500,000 has been removed, down from the previous £625,000 limit. Phil Turtle Concerns have been raised about a new amendment to the Renters’ Rights Bill, agreed by the House of Lords, which would allow local councils to carry out surprise inspections of private rented properties without giving advance notice to landlords. The change means council officers could enter homes for enforcement inspections without the current requirement to give landlords at least 24 hours’ notice. Instead, landlords would be notified within a “reasonable amount of time” after the inspection. Notice to tenants would still be required before entry.
