The Housing Ombudsman has released a new Spotlight report titled Repairing Trust, highlighting widespread challenges in maintaining social housing across England. The report points to persistent dissatisfaction among residents, despite millions of repairs carried out annually. A 474% increase in complaints about substandard living conditions has been recorded between 2019-20 and 2024-25. Of these, 72% are attributed to poor practice by landlords. Compensation totalling £3.4m was ordered for poor living conditions in 2024-25, despite social landlords spending a record £9bn on repairs and maintenance in 2023-24. New figures from Rightmove show that 70% of estate and letting agency branches are now using the Rightmove Hub, its insights and training platform.  The figure is up from 56% of branches in 2023. Landlords who make energy efficiency upgrades to their properties but do not arrange new EPC assessments could be missing out on lower green mortgage rates, new research from Paragon Bank suggests. A survey of over 500 landlords found that 57% had not commissioned a new EPC assessment after completing energy efficiency improvements. This means a significant proportion could be missing out on preferential mortgage rates available for properties with EPC ratings of A-C.
