Mortgage-free landlords are under the spotlight following a report that more than two-thirds have raised rents despite being “unaffected” by interest rate hikes. The figure comes from a poll of more than 1,000 landlords commissioned by housing charity Shelter, which was shared with The Guardian.  The survey found that seven out of ten landlords who own their rental properties outright increased rents on new or extended tenancies in the past 12 months as their average profits rose to more than £800 a month. Credit: University of Plymouth Researchers hoping to rebrand a marine pest as a nutritious food have developed the world’s first system of farming shipworms, which they have renamed “Naked Clams.” These long, white saltwater clams are the world’s fastest-growing bivalve and can reach 30cm long in just six months. They do this by burrowing into waste wood and converting it into highly-nutritious protein. Plans were narrowly approved by Arun District Council on Thursday when six councillors voted in favour of the development and five voted against it. The planning committee heard evidence from the hotel owners Whitbread PLC and affected parties including residents from the neighbouring Barclay Court.
