The Fountain, in Queens Road in Hastings, shut its doors and was boarded up in 2025.
Originally listed for sale at £365,000, the asking price was slashed to £325,000 in December last year.
Estate agents Savills disclosed at the time that the price had been reduced “in an attempt to generate fresh interest and expedite a swift sale”.

However, this does not appear to have achieved the desired result, with the price now being reduced again to £250,000.
Standing as a three-storey building, The Fountain comprises a basement, ground, first and second floor.
According to the property listing by Savills, the exterior comprises “painted rendered elevations beneath a pitched slate tiled roof with wood sash fenestration”.
The basement houses a large cellar and additional storage facilities.

An open-plan interior trade area fitted with tables and chairs can accommodate roughly 30 customers.
There’s a toilet, utility stores and a small enclosed courtyard towards the rear.
The first floor is fitted with a well-maintained commercial kitchen, a pot wash area, a toilet, two spacious bedrooms, a lounge and a bathroom.
The second floor contains two bedrooms and a bathroom.
The site falls under the sui generis pub use class but it is not registered as a listed building, nor is it located within a conservation area or lying inside any designated flood risk zones.
The estate agents have suggested that the building could be converted into a variety of uses, subject to planning consent being granted.

Adam Bullas of Savills added that “the pub is prominently positioned occupying a corner pitch on a major thoroughfare to the centre of Hastings”.
He also mentioned the accommodation is more spacious than one might assume, with over 2,500 square feet of gross internal space.
The pub stands at 93 Queens Road, a primary street that runs from the town’s seafront into its commercial centre.
It is approximately 0.3 miles south of Hastings railway station and about 0.2 miles north of the A259 seafront road.
