The Rock, in East Street, Horsham, has been listed for sale and is inviting offers in excess of £950,000.
The pub is described as “large, well-presented and recently refurbished”, offered in “excellent decorative order”.
The building underwent a £120,000 refurbishment in December 2024 and includes exposed brickwork and vaulted ceilings among its features.
It has net annual takings of approximately £720,000 according to the current owners, with a net annual gross profit of 70 per cent.
Downstairs, the venue is occupied by a lounge and bar area, offering seating for 80 customers, while the first floor can accommodate another 80 people.
Front street seating is also provided for 20 people and a back garden area has space for a further 66.
Among the unusual features at The Rock are three beach hut-style seating areas located in the garden, which customers can sit in to enjoy a drink or a meal.
The venue is licensed to operate between 10am and 12am from Sunday to Thursday, and 10am and 2am on Fridays and Saturdays.
It is currently run by Brewhouse and Kitchen, which operates multiple other venues across the UK, including in Worthing.
The property is being marketed by consultants Lambert Smith Hampton, with viewing by appointment only.
